Welcome to our independent Villa duplex on the island of Sardinia in Quartu Sant'Elena (Cagliari), next to the residential area called Margine Rosso..., completely dipped in green, fully furnished, with swimming pool, tennis court, sauna, 4.000 mt of manicured gardens and a parking place for your cars. The pool with bar corner, tennis court, garden and all outside furniture- except the outside kitchen and laundry- are used communally with the owner who lives with his family in the other independent part of the Villa.

The house
The property has 6/8 sleeps and consists of:
-an attic with 1 double bedroom and ensuite bathroom with shower, 2 terraces.
-a ground flour with:
1 double bedroom with independent entrance from the garden;
1 bedroom with a french bed (also suitable for couples);
1 little living room with a double sofa bed (suitable for children), with direct access to the pool;
1 american kitchen with view on garden, pool and tennis court and with independent entrance;
a finely furnished spacious living room with a big white leather sofa and independent entrance;
1 bathroom with tub;
2 terraces.
Please Note: the villa has also one more single room that will remain locked during the stay of the clients.

Appliances and Equipment:
Water: electric boiler, water tank
Well-being: air conditioning of 12.000 btu in the living room (not in all rooms)
Cooking: refrigerator w/freezer, freezer.
Outside: electric gate, car park, 4.000 mq garden around the Villa, portable barbecue, outside furniture, outside shower.
Cleaning:dishwasher, oven, iron, microwave, drying rack, ironing board, washing machine;
Entertainment: TV.

Notes, please read carefully:
·Local mandatory charges: Final cleaning consume: € 190,00
·Security deposit: € 900,00 to be paid on arrival to cover any damages;
Note:The deposit will be refunded at departure, after the conditions of the house have been verified
.Electricity is charged extra on usage (metered, 1 kwh = 0,25 Euro)
·Kitchen facilities must be left clean by the tenants or a penalty of 25 Euro will be charged

Rules:
·Rentals: on a Saturday to Saturday basis with:
·Check-in: h 17.00
·Check-out: h 10.00
·Down Payment: 30% essential to confirm the house

Extra services:
-Bed and bathroom linen rental, (only if booked at the moment of the reservation), mandatory weekly change : 40.00€ for the double set – 20.00 € for the single set
-Internet connection: Euro 30,00 per week Connection type: for 56k modem or wireless, no computer and modem provided.
-Tennis court: is charged 35,00 € as an extra only for the night lighting
-Sauna, sun sandwich bed, massagge bed: is charged 45,00€ as an extra.

Note:
1) pool with bar corner, tennis court, garden and all outside furniture are in common with the owner which lives with his family in the other independent part of the Villa.

2) dogs are not allowed because the owner has 6 friendly dogs that usually stay around the garden.
The dogs will be locked in their cage if asked by the clients.
